Steps for Property Transfer

  • Obtain an Offer to Purchase.
  • Appoint and consult with a Conveyancer, a legal expert specializing in property transfers. While the seller typically selects the Conveyancer, the Purchaser can also do so.
  • The Conveyancer conducts a Deeds Search.
  • Obtain necessary guarantees concerning the Bond and bond cancellation figures (electricity, rates and taxes, and levies from the Municipality and Body Corporate/Home Owners Association).
  • The Conveyancer tracks the bond approval conditions of the Purchaser and prepares the transfer documentation once the suspensive conditions are met. They then send the draft Deed and guarantee requirements to the Bond Registration Attorneys.
  • Sign the relevant transfer documentation.
  • Pay involved costs into the Conveyancer Trust Account.
  • Obtain Compliance Certificates.
  • Submit required documents to the Deeds Office
  • Receive your Deed and documents within approximately 10 days after submission by the Conveyancer.

Please note that this is the step-by-step conveyancing process for a standard transfer. Other types of transfers, such as deceased or divorce transfers, may involve additional steps, potentially lengthening the registration process.
